LOCATION

This house is situated in the small historic village of Montclera, in the Lot region, North Midi Pyrenees.

Montclera, which has under 300 inhabitants is famous not only for its fairytale castle but also the World Famous Festival des Vieilles Mechanique de Montclera.

SURROUNDINGS

The house is situated conveniently between the larger towns of Gourdon & Prayssac with the nearest village being the popular market town of Cazals just over 1km away.

There are shops including a tabac, bar, restaurants, boulangeries x 3, post office, bank, chemist and schools. The popular Sunday market is bustling and during the summer months the large lake with a beach, pedalos and snack bar is a real attraction.

Nearby villages include Les Arques where the famous Zadkine museum is found and Gindou where they have an annual film festival and open air cinema.

THE PROPERTY

The property is a very pretty recently converted stone barn positioned all on one level and completely renovated to a high standard. It would make an ideal residence where wheelchair access is required due to the rooms being situated all on one level with great access to the outside terrace and ensuite shower room.

The house would make both an ideal spacious 3 bedroomed family home or 'maison secondaire' due to its low maintenance grounds.

Outside there is a new 8m x 4m swimming pool with composite decking and lavender borders.  The Garden is stunning and easily maintained and has a beautiful unspoilt view of the surrounding countryside.

The Foss Septique has been recently replaced and conforms to all regulations.

MASTER BEDROOM

The spacious and light master bedroom is 23m2.  It has large French Windows opening onto the terrace.

There is log burning fire in the bedroom but it also has radiators supplied by the heat exchanger.

The flooring is chestnut parquet. There is an adjoining italien en-suite wet room with floor to ceiling traverine tiling and electric underfloor heating.

KITCHEN / LIVING AREA

You enter the property directly into the huge open plan living area. Approximately 70m2.  With original exposed beams and stone walls.

The Kitchen is an original Mark Wilkinson Cook's Kitchen handmade in the UK in solid oak with granite worksurfaces with a large kitchen Island (1.60 x 2m) and huge oak dresser.

The travertine tiled floor has a wet underfloor heating system which is powered by an economical External Air Source Heat Exchanger, which delivers a lovely ambiant temperature throughout the winter months.  The walls, floor and ceiling have been well insulated to retain the heat and keep heating costs to a minimum.
